Your Home Inspection Questions Answered

1. What makes ELH Inspections different?

We approach every inspection as if we were inspecting a home for ourselves. That means giving the home the attention it deserves and providing you with clear, straightforward information about what we observe.

We believe a good home inspection should do more than give you a list of problems. It should help you understand the home, distinguish significant concerns from normal maintenance, and give you useful information for both your purchase decision and future homeownership.

We don't just inspect homes. We help people understand them.

2. How much does a home inspection cost?

For a quote, enter your address and the services requested in our online scheduler. You do not have to provide any personal information other than the address of the property to see pricing and our availability.

3. What does a home inspection include?

A home inspection is a visual evaluation of the readily accessible systems and components of the property. This typically includes the roof, exterior, structure, foundation, electrical system, plumbing, heating and cooling systems, interior, attic, ventilation, and other accessible areas of the home.

The goal is to identify significant concerns, safety issues, defects, maintenance needs, and other conditions that may help you better understand the property.

4. How long does a home inspection take?

Most home inspections take approximately 2 to 3 hours, although larger, older, or more complex homes may take longer. Additional services such as radon testing or well water sampling may also affect the amount of time needed.

5. Should I attend the home inspection?

Yes, when possible. Attending the inspection gives you an opportunity to become more familiar with the home and see important findings firsthand.

You're welcome to ask questions throughout the inspection. We can explain what we're seeing, help put findings into perspective, and point out important components of the home.

If you cannot attend, you will still receive a detailed, photo-supported inspection report and can contact us with questions afterward.

6. When will I receive my inspection report?

Your inspection report is typically delivered the same day and always within 24 hours of your inspection.

7. What happens if the inspection finds problems?

Finding defects during a home inspection is normal. Even well-maintained homes have items that need repair, maintenance, monitoring, or further evaluation.

Not every finding has the same significance. Our goal is to help you distinguish between significant concerns, safety issues, routine repairs, and normal maintenance so you can better understand the overall condition of the home.

8. Can a home fail a home inspection?

No. A home inspection is not a pass-or-fail test.

Our role is to objectively evaluate the readily accessible components of the home and provide you with information about the conditions observed.

What you choose to do with that information is ultimately up to you.

9. Do you test for radon?

Yes. Radon testing is available as an additional service.

Radon is a naturally occurring radioactive gas that can enter a home from the soil and cannot be seen, smelled, or tasted. Testing is the only way to determine the radon level in a home.

Radon testing can be added to your home inspection or scheduled as a standalone service.

10. Do you offer well water quality testing and well water flow testing?

Yes. Well water sampling and laboratory testing are available for homes served by private wells. We also provide well water flow testing.

Testing options can vary depending on the property, buyer's needs, and any lender requirements. If your lender requires specific testing, please provide those requirements before the inspection so the appropriate testing can be arranged.

11. Can I contact you with questions after I receive my report?

Absolutely. Our relationship with you doesn't end when the inspection is finished.

If you have questions about something in your report or would like clarification about a finding, please contact us. We want you to understand the information we've provided and feel comfortable asking questions.
